Before booking
How far in advance should I book?
- We recommend booking 1 to 2 months in advance, especially during peak seasons. Last-minute requests are handled on a space-available basis.
Do you offer short-term rentals?
- Yes, for stays of at least 3 months. Special rates apply for stays of 6 months or longer.
Can I use this address as my official residence?
- No, registering a residence at this address is not permitted.
Are pets allowed?
- Yes, for an additional fee of €100 (excl. tax) per month, with exceptions for certain residences.
Is smoking allowed?
- No. Cleaning fees (€200 to €400 excluding VAT) apply in case of non-compliance.
In what language is the lease written?
- In French, in accordance with Brussels legislation.
Does the contract have to start on the 1st of the month?
- No. It can start on any day, depending on availability.
Are internet and television included?
- Yes: high-speed internet and a standard Belgian TV package.
Do I need to bring my own linens?
- No. Sheets and towels are provided and changed every two weeks (or every week with the Premium Package).
Reservations and Payments
What down payment is required?
- 50% of the first month’s rent upon signing.
- Balance + security deposit + inspection fee: 7 days before arrival.
How does billing work?
- A monthly invoice is issued. Any late payment incurs statutory interest plus 5%.
How do I deposit the security deposit through Korfine?
- The security deposit is held in a secure Korfine account until the end of the lease.
Can I cancel my reservation?
- Depending on the terms of the contract (generally 30 days’ notice).
Upon your departure
How does the move-out inspection work?
- It is conducted by a professional once the unit has been completely vacated.
What are the move-out fees?
- Cleaning: €200 (excl. tax)
- Move-out: €100 (excl. tax)
What time do I need to vacate the apartment?
No later than 12 p.m.
During Your Stay
What time is the apartment available?
- Starting at 2 p.m. If you arrive earlier, you can store your luggage.
How does the move-in inspection work?
- It is conducted by an independent CIBEX inspector. Costs are split 50/50.
- You have 3 to 4 days to report any issues.
Is there a move-in fee?
- Yes: a €100 “move-in” fee (excluding VAT).
Are all utilities included?
- Yes: water, gas, electricity, internet, TV, and common areas.
- Excessive consumption will be billed separately.
Is the apartment insured?
- Yes, through the landlord’s waiver of recourse insurance.
- Your personal belongings are not covered.
Do you offer a premium service?
- Yes: weekly cleaning + linens = €200 excl. tax/month.
How does the cleaning work?
- Standard: 2 hours of cleaning every 2 weeks + linen change.
- Staff do not handle the dishwasher or personal belongings.
Can the staff enter while I’m staying?
- Yes, between 9 a.m. and 6 p.m., for maintenance or service calls.
- Safe available; key replacement: €372 excl. tax.
Can I have guests?
- Yes, provided you respect the peace and quiet. Parties are prohibited without prior approval.
Are the apartments accessible to people with disabilities?
- Some are, some aren’t—please check before booking.
Can I check out early?
- Rent is due until the end of the contract, unless otherwise agreed.
